Dare County announces 2025 property revaluation, launches informational website
The Dare County Tax Department has announced that the countywide 2025 Dare County property revaluation will become effective on January 1, 2025. By North Carolina law, revaluation is required to be completed at least once every eight years. Dare County is currently on a five-year revaluation schedule, with the last revaluation implemented in January 2020.
Revaluation is the process of updating property values for all real estate in Dare County—including residential and commercial improved properties, as well as vacant land—to reflect their current market value, which is the most probable price a particular property would bring at sale in an open and competitive market.
Over time, property values can change due to market conditions, development or other economic factors. Revaluation ensures that assessments reflect these changes so that taxes are based on the current market value of properties. Since property values do not fluctuate uniformly, regularly scheduled revaluations are essential to ensure that the assessed values reflect current market conditions, preventing disproportionate tax burdens on property owners.
Property taxes in Dare County are derived from two key components: the assessed value of the property and the tax rate per $100 of value, which is determined annually by elected county and municipal officials. These taxes constitute the county’s largest revenue source, funding essential services such as public education, emergency medical services, public health, law enforcement, infrastructure projects and various community programs.
By conducting these periodic revaluations, Dare County ensures that all property owners contribute their fair share to these essential services, maintaining fairness and equity in the property tax system.
In an effort to provide Dare County’s property owners with more detailed information about the 2025 revaluation—including a comprehensive overview of the process, a timeline for its completion, a comparable sales search tool and the answers to an assortment of frequently asked questions—Dare County has launched an informational webpage that can be accessed at DareNC.gov/Revaluation.
The 2025 reappraisal values will become effective on January 1, 2025. The Dare County Tax Department will mail revaluation notices that include the reappraised value to Dare County property owners in February 2025. If a property owner disagrees with the new assessed value, an informal appeal can be submitted within 30 days of the value notice date. Additional information about submitting an appeal will be available in February 2025—included in the value notices that will be mailed to property owners and published online at DareNC.gov/Revaluation.
